How to Maintain Your Pergola (Expert Guide for Long-Lasting Protection)

Keep your wooden pergola beautiful and sound for decades—with simple, seasonal care.

TLDR

Wood pergolas need regular care to prevent rot, fading, and warping—and prevention is far cheaper than repairs. Weatherproof with a sealant (oil-based for moisture, water-based for UV), reapplying every 1–2 years, and consider adding a cover for extra protection. Keep it clean with gentle tools (never a pressure washer), inspect twice a year for loose hardware, cracks, rot, or pests, and manage drainage so water isn't pooling against the wood.

A wooden pergola adds warmth and character to your outdoor space — but because wood is a natural, organic material, it requires consistent care to maintain its structural integrity. Unlike metal or vinyl, wood is more vulnerable to moisture, UV exposure, temperature fluctuations, and insect activity. Without routine maintenance, these elements can lead to warping, fading, rot, or long-term structural weakening.

Based on industry best practices used by professional deck and pergola builders, preventative maintenance is significantly more cost-effective than structural repairs. The good news? Protecting your pergola doesn’t require complicated work — just consistent attention and the right materials.

Regular upkeep extends the lifespan of your pergola, helps prevent rot, ensures structural stability during storms, and keeps the wood looking beautiful year after year.

Weatherproofing Your Pergola

One of the most important steps in pergola care is protecting it from environmental exposure. Applying a high-quality weather-resistant sealant or stain creates a protective barrier against rain, humidity, and UV rays.

Choosing the Right Sealant

The best product depends on your climate and sun exposure:

Oil-Based Sealants (Best for Moisture Protection)
Oil-based sealants penetrate deeply into wood fibers, offering superior protection against moisture intrusion, cracking, and rot. Professionals often recommend oil-based formulas in regions with heavy rainfall, snow, or significant seasonal temperature swings.

Pros:

  • Deep penetration
  • Strong moisture resistance
  • Long-lasting durability

Cons:

  • Longer drying time

Requires mineral spirits for cleanup

Water-Based Sealants (Best for UV Protection)

If intense sunlight and fading are your main concerns, water-based sealants provide excellent UV resistance. They dry faster, are easier to apply, and clean up with soap and water — making them a practical option for homeowners handling weekend projects.

Pros:

  • Faster drying time
  • Easy cleanup
  • Strong UV protection

Cons:

  • May require more frequent reapplication in wet climates

How Often Should You Reapply?

In most climates, reapplication every 1–2 years is recommended. However, areas with high humidity, intense sun exposure, coastal salt air, or frequent storms may require annual inspection and touch-ups.

Tip from contractors: If water no longer beads on the surface of the wood, it’s time to reseal.

Consider Adding a Weatherproof Cover

For homeowners who want additional protection and comfort, installing a pergola cover can significantly reduce UV exposure and moisture contact — both leading causes of wood deterioration.

Popular cover options include:

  • Polycarbonate panels that block up to 99% of UV rays while allowing natural light through
  • PVC-coated polyester covers are designed for moisture resistance in rainy climates
  • High-density polyethylene (HDPE) shade sails that are breathable and ideal for hot, sunny regions
  • Aluminum louvered systems that adjust to control sunlight and protect against rain or snow

A properly installed cover not only extends the lifespan of your pergola but also improves year-round usability and comfort.

Improving Longevity with Routine Maintenance

Weatherproofing is essential, but long-term durability also depends on consistent inspection and care.

Keep It Clean

Leaves, dirt, and debris trap moisture against wood surfaces. Over time, that moisture can encourage mold growth, mildew staining, or rot development.

Use:

  • A soft-bristle brush
  • Mild soap and water
  • A standard garden hose

Avoid pressure washers. While they seem efficient, high pressure can damage wood fibers, strip protective coatings, and shorten the lifespan of your pergola.

Perform Routine Inspections

Professional builders recommend inspecting your pergola at least twice per year — ideally in spring and fall.

Look for:

  • Loose screws or corroded fasteners
  • Shifting or leaning posts
  • Cracks or splintering wood
  • Early signs of rot (soft or darkened areas)
  • Evidence of pest activity (especially termites or carpenter ants)

Addressing small issues early prevents expensive structural repairs later. Tightening hardware or replacing a small board is far easier — and far less costly — than correcting major support damage.

If you notice significant structural shifting or load-bearing damage, consult a licensed contractor to ensure safety.

Manage Water Exposure

Improper drainage is a common but overlooked cause of pergola deterioration.

Make sure:

  • Sprinkler systems are not spraying directly onto posts or beams
  • Downspouts are directed away from structural supports
  • Soil around posts drains properly

Persistent water exposure accelerates rot and foundation instability.

A Little Care Goes a Long Way

Maintaining your wooden pergola doesn’t have to feel overwhelming. With consistent weatherproofing, seasonal inspections, and basic cleaning, you can preserve both its structural integrity and visual appeal for decades.

Homeowners who follow a preventative maintenance routine typically see significantly longer lifespans from their pergolas — especially in challenging climates. By investing a little time each year, you protect your outdoor investment, reduce long-term repair costs, and ensure your pergola remains a safe, beautiful gathering space for years to come.

How to measure slope

Why do you need slope?
  • Prevents pooling and leaking
  • Prevents algae and mold build-up
  • Increases the life of your pergola cover.
What you’ll need
  • 48” level -or- small level with a 48” board
  • Tape measure or ruler
  • Ladder
  1. For the most accurate measurement, you will need to measure on the top of your pergola.
  2. Take your 48” long level or 48” long board with a small level sitting on top and lay it on the top of your pergola.
  3. Raise the low end of the level / board until level.
  4. Measure the distance between the pergola and the raised end of the level.
  5. The Hercules system requires 1” or more of distance between the level and the raised end. The Apollo system requires 2” or more. If the measurements are less than those requirements, slope will need to be added.
*Tips*
  • Measure in multiple locations, such as the left, middle, and right side of your pergola.
  • We do not recommend measuring the height (from the ground to top of the pergola) of the front and back of your pergola to get the slope. Patios are often sloped downward from the house, which does not allow for an accurate slope measurement.
